How to make an offer on our properties

How We Work

  • We prefer to work with investors who are communicative and have the ability to close quickly.
  • Please do not submit an offer if you are not serious about purchasing the property. (We will not work with you in the future if this is the case)
  • We prefer a buyer who is willing to pay cash.
  • Priority may be given to those who place early offers.
  • Prior to scheduling a showing, we need to see proof of funds or a hard money commitment. 
  • You must do your own due diligence. Run your numbers and make sure the property makes
    sense for you.
  • These are wholesale deals that’s why they
    read “in  contract”
  • If you are a real estate agent or have cash buyers, your fee will come from your client.

Buying Process

Showings: We will get the door open one day/one time – all interested investors get inside and then we go to highest and best – all offers to be submitted within 24 hours after the showing. NO PRIVATE SHOWINGS.

Make an Offer: Submit your offer and information at the top of this screen by clicking “Submit an Offer”. If you are submitting a “sight unseen” offer, that means you will not view the house until after the closing.

Assignment Contract: An assignment contract will be delivered electronically once an agreement has been made and must be executed by Buyer within 48 hours. Once the assignment contract is signed, we will introduce you to a third party title company we use who will help facilitate the closing process. The closing date will be written on the assignment contract. A $595 administrative fee will be payable at close.

Earnest Money Deposit: An EMD of $10,000 must be wired to the Title Company or Attorney as soon as the Assignment Contract is signed.

REMINDER: Earnest Money is non-refundable (unless the seller cannot produce a clean market title). Do not offer if you do not have every intention of closing on the property.

Due Diligence: Buyer will be able to request due diligence on the property with a minimum of 48 hour notice to SDF Capital LLC.

Additional Resources: We have a wide variety of connections that we can introduce you to. Lenders (if applicable), property management companies, insurance companies, and even contractors in some areas.

LEGAL NOTICE

We have a legally binding contract with our Seller. Trying to go around us and direct to our seller is illegal and considered Tortious Interference of a Contract. Doing so will result in legal action.
